The lawsuit, filed on October 30 in Manhattan Supreme Court by property owner Chez Ni LLC, claims that on December 23, 2024, multiple hot-water pipes “originating in and around” Rocky’s condo burst unexpectedly. According to the complaint, the ruptured pipes sent water “cascading” down several floors, soaking structural elements, damaging electrical systems, and destroying flooring, furniture, and personal items in the units below. Rocky — born Rakim Mayers — purchased his upscale Manhattan residence several years ago. At the time of the flooding, he had hired ADE Pro Painting, a contractor group, to carry out renovation work inside the apartment. The suit argues that Rocky, the contractor, and the building’s condominium board were negligent in allowing unsafe or improperly monitored renovations, which allegedly directly contributed to the incident. The complaint characterizes the flooding as “massively destructive,” asserting that parts of the affected unit became uninhabitable for weeks and even months as repairs dragged on. The owner claims they suffered not only significant property loss but also “a loss of use and enjoyment,” forcing them to evacuate during the holiday season and secure temporary housing. Court filings state that the neighbor is seeking $900,000 for property damage and $200,000 for relocation and out-of-pocket expenses.

Documents also assert that the condominium board billed the plaintiff over $42,000 to inspect the damage, remove ruined materials, and set up industrial dehumidifiers — costs the neighbor argues should fall on Rocky or the condo association rather than the victim of the flooding.

The lawsuit names several defendants:

  • ADE Pro Painting, the renovation contractor

  • The condominium board

  • Tyson Beem, identified as the beneficial owner acting on behalf of Mayers

Attorney Jonathan Jeremias of Schwartz Sladkus Reich Greenberg Atlas LLP, who represents the plaintiff, issued a sharply worded statement emphasizing the severity of the displacement:

“As a result of this terrible incident, our client, as well as other residents and families in the building, were displaced from their homes beginning last Christmas Eve and for several weeks and months following,” Jeremias said. “Still, neither Mr. Mayers nor any of the parties have acknowledged fault or accepted responsibility for the damage they caused. We are deeply troubled by these failures and the lack of effort to make this situation right.” (People)

The suit seeks damages for repair and replacement of destroyed property, reimbursement for housing costs, and compensation for emotional distress, frustration, and inconvenience.
